I’m Jesse Lear, and in the Fall of 2019 my wife and I launched 14 Airbnb’s in just 90 days.

We were all in—money, time, energy, everything.

Bookings started rolling in fast, and we thought we'd struck a gold mine.

Then COVID hit.

As soon as the media announced the shut-down, my phone started buzzing non-stop with cancellations.

Our entire calendar full of reservations vanished almost overnight.

Suddenly we were staring down $20,000/month in expenses with zero revenue and no backup plan.

So I locked myself in my office...for days.

No distractions. Just notepads, spreadsheets, and prayers.

And that’s when I noticed something:

One guest didn't cancel.

His name was Tom, and he wasn’t in town for a wedding or a football game or a vacation. He was here for work.

He had been staying with us for 3+ months.

He caused zero issues. Kept our place meticulously clean. And didn’t cancel—even when everyone else did.

I asked myself why...and that moment changed everything.

Long story short, I discovered a massive “hidden market” full of people who needed furnished, month-to-month housing—and they never stopped booking.

Travel nurses.

Families relocating for new jobs.

Patients traveling for medical treatments.

Real people, in real situations, who needed a temporary place to live.

These weren’t just attainable guests.

They were better guests.

That's when we pivoted.

We stopped chasing weekend stays and repositioned all our properties to attract 1–6+ month bookings.

And that one shift completely turned things around.

The next month was the best month we’d ever had.

Over the next 3 years, we scaled to 40+ mid-term rentals generating more than $100,000 per month in MTR bookings - even in slow season.

The best part?

Operating 40 MTR’s turned out to be easier than running 14 STR’s.

Last year, I even ran the business from a seaside cottage in Ikaria Greece for 16 days without a single employee back home.

Soon, people started noticing.

Now, you should know that I never planned to teach this.

I wasn’t trying to become a coach or sell courses.

I was just sharing my adventures—along with some lessons I was learning the hard way—on Facebook.

But the DMs started rolling in.

Short term rental hosts. Landlords with traditional long-term rentals. Property owners and managers of all kinds.

They were all struggling.

...and when they saw what my wife and I were doing, they started asking if they could pay me for help.

So I put together a mentorship program and quietly helped a handful of people behind the scenes.
